Fall has a way of making us look at our homes differently. As we spend more time indoors, we begin noticing the kitchen that doesn’t function quite as well as it should, the bathroom that feels dated, or the storage and layout issues we’ve been putting up with for years.
If a kitchen or bathroom renovation is on your list for 2027, October is actually a great time to start planning. That doesn’t mean you need to start demolition tomorrow. In fact, one of the best things you can do for a renovation is give yourself enough time to make thoughtful decisions before construction begins. A successful renovation involves much more than choosing beautiful tile and cabinetry. Layout, lighting, plumbing, appliances, storage, finishes, fixtures and even furniture can affect one another.
Here are some of the decisions worth starting this fall.
Kitchen design Inspiration
1. Start With What Isn't Working
Before looking at Pinterest or visiting showrooms, think about why you want to renovate in the first place. What frustrates you about your current space? Maybe your kitchen doesn't have enough storage. Perhaps the island is too large for the room, or you don't have enough prep space. In a bathroom, you may want a larger shower, better lighting, more accessible features or additional storage. Think about your everyday routines.
What works? What doesn't? And what would make this room easier and more enjoyable to use?
Your answers become the foundation of the design.

2. Think About the Layout Before Choosing Finishes
It's tempting to start a renovation by choosing the fun things: cabinetry colours, countertops, faucets and tile. But the layout should come first.
For a kitchen, this means considering questions such as:
Is the island the right size?
Are the walkways wide enough?
Where will the refrigerator, range and dishwasher go?
Is there enough counter space?
Where will small appliances be stored?
Do you need a pantry?
How will the kitchen connect to the dining and living areas?
For a bathroom, think about the location and size of the vanity, shower, bathtub and toilet, as well as storage and circulation.
A beautiful room that doesn't function properly will become frustrating very quickly.

3. Establish a Realistic Renovation Budget
Before falling in love with specific products, establish a realistic investment range for the project. Your renovation budget may need to account for cabinetry, countertops, flooring, tile, plumbing fixtures, lighting, appliances, hardware, labour, demolition and construction. There may also be less obvious expenses such as delivery charges, disposal, permits, electrical upgrades or unexpected conditions discovered once construction begins. Knowing your budget early helps determine where it makes sense to invest and where you may want to simplify. It also makes conversations with your designer and contractor much more productive.

4. Begin Making Selections Earlier Than You Think
One of the biggest renovation challenges I see is homeowners having to make important decisions under pressure. Once construction begins, questions can come quickly.
Which grout colour are we using?
Where should the pendants be positioned?
What height should the sconces be installed?
Which cabinet hardware did you choose?
Where does the shower niche go?
What countertop edge are we using?
Which faucet finish did you select?
These may seem like small decisions, but together they affect how the finished room looks and functions. The goal isn't simply to make decisions. It's to make them early enough that you're not choosing under pressure.
5. Look at Your Selections as One Complete Design
You might love a countertop. You might also love a backsplash tile, flooring sample and cabinet colour. But do they work together? This is where homeowners can become overwhelmed. Instead of looking at each selection individually, I recommend considering the entire room as one design. Cabinetry, countertops, flooring, backsplash, paint, hardware, plumbing fixtures and lighting should have a relationship with one another. You don't need everything to match. You do need everything to feel intentional.
6. Think About Lighting Before Construction
Lighting shouldn't be an afterthought. In a kitchen, you may need a combination of recessed lighting, pendants, under-cabinet lighting and decorative fixtures. In a bathroom, consider vanity lighting, ceiling lighting, shower lighting and possibly decorative sconces. Fixture size and placement matter too. A beautiful pendant in the wrong location or a bathroom sconce installed at an awkward height can affect both the appearance and functionality of the room. Planning these details before electrical work begins can prevent unnecessary changes later.

7. Consider How Your Needs May Change
If you're investing significantly in your home, consider not only how you use it today but how you may use it five or ten years from now. Could wider walkways make the kitchen more comfortable? Would a curbless or low-threshold shower be useful? Would additional task lighting help? Would drawers instead of lower cabinet doors make frequently used items easier to reach? Good design isn't simply about making a home beautiful today. It's about creating a home that continues to work for you.
8. Get Your Designer and Contractor Involved Early
Your contractor and interior designer have different but complementary roles. A contractor focuses on how the renovation will be built. An interior designer focuses on how the finished space will function, flow, feel and come together visually. When both are involved early, important design decisions can be addressed before construction reaches the point where changes become difficult or expensive. Floor plans, elevations and 3D renderings can also help you understand the proposed space before work begins.
